About the property

Walnut Farm set in sunny Wairarapa, excellent growth potential and is at the core of Walnut production in the Wairarapa. Featuring a stunning architecturally designed home with B & B and venue potential. Expansive 1 acre park like garden, beautifully maintained.
Located in Norfolk Road this 10.8 hectare property is planted in 900 walnut trees. Consisting of 780 Meyric trees and 130 pollinators and trial trees of other walnut species. The vendors chose Meyric because they are of New Zealand origin, suitable for both the in-shell and shelled market, have a high crack-out percentage, and machine cracked Meyric give the highest percentage of halves (halves have a higher value than pieces. After some 13 years the trees are in excellent condition.
Irrigation is from a bore with the pipes segmented so water can be directed to individual trees.
Last season 5,000 kilograms were harvested, once the trees are fully mature at around 25 years, the harvest potential of the orchard will be 30,000 kilograms.
Most of the hard work in the orchard has already been done with regular fertilising and pruning every seven years the main on-going chores.
Harvesting takes place over just 6-8 weeks with the nuts being scooped up after they have fallen from the trees.
Whoever takes over custodianship of this property will not only benefit from all the vendors hard work but also the beautiful home they have built.
In excess of 300 square metres, the house has 4 bedrooms (+ an attic that can easily converted into another bedroom) and has been designed so that the living areas catch the sun to the north.
The hub of the house is the open plan living area downstairs with the heat from the under floor heating and woodburner travelling up to the master bedroom above through a series of windows which can be opened and closed. The home was designed to be low maintenance. A separate guest area provides an additional income stream as a homestay or a family home.
The hard work is done, lifestyle, income and quality living, it is all here.
